Industrial Projects

The Munsch Hardt Industrial Projects group represents owners, investors and developers of warehouse, light manufacturing and other industrial facilities located in Texas and elsewhere in the United States. We handle a variety of legal matters for industrial clients including acquisitions and dispositions, development and construction, leasing, lending and finance, partnerships and joint ventures, land use and entitlements, environmental and insurance. Of particular note, several Munsch Hardt clients are active developers of industrial projects, often on a build-to-suit basis using fast track construction methods. We are experienced in drafting leases appropriate for these types of facilities including absolute net leases. In addition, our Energy & Environmental group is often called upon to assess contamination issues affecting such industrial sites.

Representative Deals & Suits
  • Representation of a foreign purchaser of a chemical plant in East Texas.
  • Representation of a developer in the acquisition, development and lease of build-to-suit service facilities located throughout Texas for a public utility company.
  • Representation of a developer in the development, financing and leasing of more than 5 million square feet of new office/warehouse/assembly facilities.
  • Representation of an international freight forwarding and logistics company in its office and warehouse leasing and subleasing needs.
  • Representation of a development entity in the acquisition, construction and leasing of more than 1.4 million square feet of office, technical and industrial space in 14 projects in Dallas and San Antonio, Texas. The development entity was a joint venture between a foreign equity source and a Dallas, Texas developer.
  • Representation of a landlord in build-to-suit leases in a major Houston, Texas industrial project, leases totaling 472,000 square feet in Lewisville, Texas and 242,000 square feet in Grapevine, Texas.
  • Representation of a developer in a build-to-suit development and lease of a 150,000 square foot warehouse/office project for a Fortune 500 corporation at the Dallas/Fort Worth International Airport.
  • Representation of a major pension fund in the leasing and management for approximately 5 million square feet of industrial space in Dallas and Houston, Texas.
  • Representation of a real estate development and investment firm for an industrial build-to-suit lease for the merchandising division of the Dallas Cowboys football team. The 400,000 square foot facility will serve as the headquarters for the Dallas Cowboys merchandising, a manufacturing facility (to print jerseys, for example), warehouse and retail store. The project is located on a ground lease with Dallas/Fort Worth International Airport, a portion of which land is located within the foreign trade zone, which was a key component to the location.
