The Munsch Hardt Leasing group is an industry leader in representing landlords and tenants in lease transactions throughout Texas and the United States involving space in office buildings, industrial projects, retail centers, mixed-use developments and medical facilities. We have a dedicated Leasing group that focuses on the representation of landlords and tenants in their lease negotiations. This focus enables us to more efficiently handle the leasing transactions that our clients entrust to us.
Our landlord clients include large institutional landlords with national real estate portfolios as well as local developers of office, industrial, retail, hospitality and mixed-use projects. Our tenant clients include everyone from national companies with offices and distribution centers in multiple states to individual retail tenants opening their first location. We also have extensive experience in representing retail and restaurant clients involved in high volume national rollouts of stores. In each case, we tailor our approach to the nature of the parties and the size of the transaction in order to provide representation appropriate to the lease at hand.
We assist many of our institutional landlord clients by creating standard office and industrial leases for use in multiple owned properties with each lease form tailored to the local market area. This standardization results in more efficient review and response times for our clients — allowing them to restrict the scope of lease review to applicable business points rather than project by project lease discrepancies.
Several Munsch Hardt clients are active developers of office, industrial and other projects on a build-to-suit basis for major corporations. We are experienced in drafting leases appropriate for these facilities including absolute net leases. We are also experienced in the leasing of specialty real estate assets. For example, we represent air cargo developers in the leasing of airport facilities throughout the United States.
The Munsch Hardt Business Litigation group includes attorneys who specialize in lease litigation and enforcement of lease obligations allowing us to operate as an integrated industry focused practice group, providing cradle-to-grave representation of our leasing clients.
- Representation of a health care Real Estate Investment Trust (REIT) (that owned nursing homes and other seniors' housing assets leased to various operators) with respect to virtually all its operation. In addition to handling numerous leases, lease terminations, acquisitions and dispositions, we led the investor's initiative to overhaul its lease forms and procedures and address insurance/liability concerns.
- Representation of a developer in the acquisition, development and lease of build-to-suit manufacturing facilities containing approximately 270,000 square feet located in Dallas and Houston, Texas.
- Representation of a developer in the acquisition, development and lease of build-to-suit service facilities located throughout Texas for a public utility company.
- Representation of two rapidly expanding, publicly traded, restaurant chains in the acquisition and lease transactions throughout the United States.
- Representation of a major power center retail tenant in its leasing activities throughout Texas.
- Representation of national music and video rental chains, a take-out home style restaurant chain, a bagel restaurant chain, a computer and technology store chain, an athletic shoe store chain and a discount merchandise store chain with retail leases.
- Representation of a development entity in the acquisition, construction and leasing of more than 1.4 million square feet of office, technical and industrial space in 14 projects in Dallas and San Antonio, Texas. The development entity was a joint venture between a foreign equity source and a Dallas, Texas developer.
- Representation of a developer in the development, financing and leasing of more than 5 million square feet of new office/warehouse/assembly facilities.
- Representation of a foreign investment group in the acquisition, management and leasing of three high-rise suburban office buildings containing approximately 600,000 square feet.
- Representation of a developer in the acquisition, management and leasing of a 12 story historic office building in downtown Dallas, Texas.
- Representation of multiple property management companies on commercial and recreational/resort properties (over 100,000 units in the aggregate).
- Representation of an air cargo developer in the lease of approximately 19 acres of land at O'Hare International Airport for a new air cargo and fueling facility.
- Representation of a developer of a multi-tenant office building in the Dallas, Texas Central Business District including the negotiation of a 120,000 square foot office lease on behalf of the landlord.
- Representation of an international direct marketing company in its United States office and industrial leasing needs.
- Representation of a landlord in build-to-suit leases in a major Houston, Texas industrial project, leases totaling 472,000 square feet in Lewisville, Texas and 242,000 square feet in Grapevine, Texas.
- Representation of a developer in the leasing and management for a large mixed-use development (office and retail) just outside downtown Dallas, Texas.
- Representation of an international freight forwarding and logistics company in its office and warehouse leasing and subleasing needs.
- Representation of a major pension fund in the leasing and management for approximately 5 million square feet of industrial space in Dallas and Houston, Texas.
- Representation of a landlord in a lease aggregating approximately 300,000 square feet of office space for a major energy company.
- Representation of a developer of a 100,000 square foot build-to-suit office building including a long-term lease of the facility to the public oil and gas company for its world headquarters.
- Representation of a French telecommunications conglomerate in the office leasing and subleasing nationwide including a 120,000 square foot build-to-suit project for its United States headquarters that also required negotiating the related economic incentives from the presiding municipality.
- Representation of the landlord in a lease aggregating approximately 450,000 square feet for a major insurance company relocating from the West Coast, a lease aggregating approximately 300,000 square feet for a major oil company and several other leases for more than 100,000 square feet.
- Representation of a major pension fund in leasing and management of a 1.6 million square foot, multi-building office complex in North Dallas, Texas.
- Representation of a major pension fund in the leasing and management representation for a 1.4 million square foot and 840,000 square foot office complex in an Irving, Texas development.
- Representation of a landlord in a lease of 137,000 square feet of space in an office building in Las Colinas, Texas to a major technology corporation for its United States headquarters.
- Representation of the landlord in a build-to-suit development and lease of a 150,000 square foot warehouse/office project for a Fortune 500 corporation at the Dallas/Fort Worth International Airport.
- Representation of a real estate development and investment firm for an industrial build-to-suit lease for the merchandising division of the Dallas Cowboys football team. The 400,000 square foot facility will serve as the headquarters for the Dallas Cowboys merchandising, a manufacturing facility (to print jerseys, for example), warehouse and retail store. The project is located on a ground lease with Dallas/Fort Worth International Airport, a portion of which land is located within the foreign trade zone, which was a key component to the location.
