Condominium Projects

The Munsch Hardt Condominium Projects group has significant experience in representing clients in the development of new condominium projects as well as in the conversion of existing projects into the condominium form of ownership. We handle all ranges of issues concerning condominium developers and condominium owners associations including both residential and commercial condominiums. We work with real property owners in the creation of new and innovative structures tailored to specific shared property interests ranging from mixed-use development to individual condominiums for sale, and including both newly created condominium projects and conversions of existing projects. Our team is involved in the day-to-day strategic planning for the creation of new condominium developments and the condominium conversion of existing developments by finding solutions for all types of legal issues that may arise in a condominium project. We will work closely with the client, surveyor, architect, title company, accountant, property management company and marketing personnel to construct, market and sell units. Of particular note, we are particularly experienced in using the condominium structure to separate out the ownership of the retail, office and multifamily components of larger mixed-use projects. In fact, much of our condominium work occurs as part of our handling mixed-use projects.

  • Representation of a developer in the development of a 250 room hotel together with 60 high-end residential condominiums located on top of the hotel, an additional 80 residential condominium units located in an adjacent tower and approximately 30,000 square feet of retail space in Dallas, Texas.
  • Representation of a developer in the creation of a mixed-use condominium in the Uptown area of Dallas, Texas, consisting of retail condominiums, condominiums leased as apartments and residential condominiums for sale.
  • Representation of a developer in connection with the conversion of a historic downtown Dallas, Texas office building into a residential condominium with approximately 200 units.
