The Munsch Hardt Office Buildings group represents some of the largest owners, investors, developers and managers of office buildings in the United States. We handle a variety of legal matters for office clients including acquisitions and dispositions, development and construction, leasing, lending and finance, partnerships and joint ventures, land use and entitlements, environmental and insurance. Our Leasing group handles the project leasing on several major office buildings as well as the representation of tenants in their leasing of new office space. Our Leasing group brings a breadth of knowledge to the table when negotiating detailed lease provisions on behalf of owners and tenants. Our leasing background, coupled with our development and construction experience, allows us to provide integrated assistance to developers of complex build-to-suit projects for major end-users of office properties.
Several Munsch Hardt clients are active developers of office projects, often on a build-to-suit basis for major corporations using fast track construction methods. We are experienced in drafting the kinds of leases appropriate for these types of projects including absolute net leases. We are also especially experienced in the representation of clients in the development of Leadership in Energy and Environmental Design (LEED) certified green office buildings. Finally, we have significant experience in the acquisition of portfolios of office buildings located nationwide.
- Representation of the owners of a Las Colinas development in Irving, Texas in numerous transactions (including acquisitions, sales, financing and joint ventures) since the inception of the development. This includes a private restructure involving negotiation of and modifications to loans totaling almost $1 billion and the restructure of the public debt of municipal utility districts and creation of a tax increment financing zone.
- Representation of a landlord in a lease aggregating approximately 300,000 square feet of office space for a major energy company.
- Representation of a developer in the leasing and management for a large mixed-use development (office and retail) near downtown Dallas, Texas.
- Representation of a French telecommunications conglomerate in the office leasing and subleasing nationwide including a 120,000 square foot build-to-suit project for its United States headquarters that also required negotiating the related economic incentives from the presiding municipality.
- Representation of an investor in creating acquisition programs for existing office buildings utilizing private debt and equity capital including the purchase of over 20 downtown and suburban office buildings containing over 3 million square feet of space nationwide.
- Representation of a developer in the acquisition, management and leasing of a 12 story historic office building in downtown Dallas, Texas.
- Representation of a development entity in the acquisition, construction and leasing of more than 1.4 million square feet of office, technical and industrial space in 14 projects in Dallas and San Antonio, Texas. The development entity was a joint venture between a foreign equity source and a Dallas, Texas developer.
- Representation of a foreign investment group in the acquisition, management and leasing of three high-rise suburban office buildings containing approximately 600,000 square feet.
- Representation of a major pension fund in the leasing and management of a 1.6 million square foot, multibuilding office complex in North Dallas, Texas.
- Representation of a landlord in a lease aggregating approximately 450,000 square feet for a major insurance company relocating from the West Coast, a lease aggregating approximately 300,000 square feet for a major oil company and several other leases for more than 100,000 square feet.
- Representation of a developer in the acquisition and development of six building office/flex parks containing approximately 114,000 square feet located in Southlake, Texas.
- Representation of a developer in the fee development of approximately 300,000 square feet in an office building in St. Tammany Parish, Louisiana.
- Representation of a developer in the acquisition and redevelopment of a Plano, Texas, corporate office campus with over 1.1 million square feet of space.
- Representation of a developer in the acquisition and development of approximately 102,000 square feet in a build-to-suit corporate headquarters located in a LEED certified office building in Plano, Texas.
- Representation of a major pension fund in the leasing and management representation for a 1.4 million square foot and 840,000 square foot office complex in an Irving, Texas development.
- Representation of a developer in the acquisition and development of six Leadership in Energy and Environmental Design (LEED) certified office buildings containing approximately 1 million square feet located in Atlanta, Georgia; Dallas and Houston, Texas; Fort Mill, South Carolina; Tampa, Florida and Riverside, California.
- Representation of a landlord in the lease of 137,000 square feet of space in an office building in Las Colinas, Texas to a major technology corporation for its United States headquarters.
- Representation of a purchaser in the acquisition of a landmark 1.3 million square foot office tower in Dallas, Texas.
- Representation of affiliated developers in the acquisition and development of approximately 150,000 square feet of a build-to-suit corporate headquarters office building located in Irving, Texas; approximately 80,000 square feet in a built-to-suit corporate headquarters office and technology facility located in Rock Hill, South Carolina and approximately 138,000 square feet in a build-to-suit office service center located in Chicago, Illinois.
- Representation of a developer in the acquisition, redevelopment and sale of a 150,000 square foot office building in Denver, Colorado.
- Representation of an owner in the disposition of Irving, Texas office buildings containing approximately 440,000 square feet.
- Representation of the general partners of a realty group in the recapitalization of the debt and equity financing for the 6060 and 6080 North Central Expressway office buildings in Dallas, Texas. The property consisted of two buildings containing approximately 200,000 square feet, along with approximately five acres of future development property adjacent to an existing DART transit line and across the highway from the proposed George W. Bush Presidential Library.
- Representation of a company comprised of commercial real estate developers and property managers in Dallas and Fort Worth, Texas in the sale of a 209,000 square foot build-to-suit office building located on 13 acres of land.
- Representation of a commercial real estate firm in an office building sale after acquiring the land in Irving, Texas and entering into a build-to-suit lease for construction of a 75,000 square foot corporate headquarters. Prior to the sale, the lease was amended to double the size of the project and a second phase of the project was constructed.
